Select a Company that Provides Unbiased Mold Testing
Like many industries, collusion is prevalent in mold testing. Sunshine Home Inspection does not provide mold remediation as an offered service. We are an unbiased testing source, unlike companies that offer both testing and clean up. There is no conflict of interest, so we will not falsely interpret a mold test to make additional revenue on remediation.
Hire a Scientist
Do not hire just any “home inspector” for testing. Be aware of the typical inspector trying to generate extra revenue by playing the role of a scientist. It takes real science knowledge to do it right. Our owner, Thomas is a certified mold assessor and tester, who has a Bachelors in Environmental Science, a Masters in Meteorology and is a former Adjunct Meteorology Professor at the University of Toledo. He knows science very well!

Primary types of microbial samples that we collect:
- Ambient air samples
- Carpet samples
- Surface samples (bulk material, tape lifts, swabs)
- Air ducts
All findings, conclusions, and recommendations are compiled into a complete written report.
We use the high tech gadgets; moisture meter, digital hygrometer, Zefon Biopump and Zefon Air-O-Cells. We employ a chain of custody and send your samples to a scientific laboratory for analysis.
If the mold testing of your property determines that you have a dangerous toxic mold problem, we will write a detailed “scope of work” that outlines your course of action. Present it to companies that specialize in mold remediation and they can provide a bid for the job.
Once you have successfully completed mold remediation in your property, you should have us perform another test to determine that:
- All mold has been removed or cleaned
- All building materials are dry
- There are no active sources of water intrusion
- Ambient microbial air samples and cross contamination samples meet established guidelines
