WE SPECIALIZE IN THE SCIENCE OF A STRUCTURE

At Sunshine Home Inspection, we work for YOU. We prioritize quality and thoroughness in our work, never cutting corners. We do great home inspections and we won’t be bashful about it. Michael may be the best home inspector in Cleveland.

We recognize the unique concerns associated with home ownership in Cleveland. Our clients, who deeply care about the well-being of their families, entrust us with their property inspections. Uncovering concealed issues like mold, lead, or asbestos is a common occurrence in many residential and commercial properties in the Cleveland area. We find mold in most of the home inspections that we do. Make the seller pay for their own toxic mold clean up. Our lab tests reveal about 80% of homes have toxic mold. Toxic mold lab test is only $125 extra. Since we are scientifically adept, we’ll tell you how to reduce the mold in house right there at your home inspection.

During your home inspection, we invite you to be part of the process, encouraging you to follow your inspector around during the inspection and ask any questions that may arise. We are here to consult with you on home deficiency costs, potential hazards and provide solutions through environmental testing, keeping you and your investments safe.

As per the regulations set forth by the Ohio State Board of Home Inspectors, a legal inspection can be conducted using just a screwdriver, flashlight, and outlet tester. However, we uphold standards well beyond these basics, employing specialized equipment to enhance your inspection.  No matter what, you are going to get a great home inspection, every time.

We love the rain and it may be the best time to inspect a home. It commonly shows leaks and drainage problems very easily. We do not recommend cancelling inspections due to wet weather. Even though our owner is a meteorologist, he can’t control the weather. But with over 16 years as a property inspector, he’s got your back with structural problems and even hydrologic issues, which is generally why the structural problems exist.

Our inspections include structure, HVAC, electrical, plumbing, roofing, appliances, fireplaces, interior, exterior, ventilation, hydrology and pests.

Meet Michael Kelting ACI (ASHI Certified Inspector), Ohio License # 2026002970, former Louisiana State Board of Home Inspectors Trainer, former Adjunct Professor, Meteorology

Michael, our owner and operator, holds the prestigious ASHI certification from the American Society of Home Inspectors, the highest level of recognition for home inspectors in the United States. With over 16 years of experience as a property inspector in the field, Michael brings a wealth of knowledge to each home inspection. His background also includes years of contracting work, further enhancing his expertise for your Cleveland area home or commercial inspection.

What sets Michael apart is his unique educational background. He holds a Master’s Degree in Meteorology and served as an adjunct professor of meteorology. This education is a daily asset in his role as a home inspector, as meteorology and science play a significant part in the inspection process. Understanding the science of weather, geology and hydrology is crucial, as these things pose significant threats to the structural integrity of a building, impacting it from the top down or the bottom up. Many of the homes that we inspect have water problems in the basement. These are hydrologic and geologic issues.

At Sunshine Home Inspection, we take pride in our unparalleled qualifications to address these issues. Michael is not only a mold-certified inspector but also adept at testing for various other concerns, including asbestos, lead in soil, lead in water, and lead paint. You can order up these services during your home inspection. Our commitment to in-depth knowledge and experience ensures that no other home inspection company in the state is better equipped to provide you with expert advice on these critical matters. Have structural concerns? Sunshine is your company.
