As per the regulations set forth by the LA State Board of Home Inspectors, a legal inspection can be conducted using just a screwdriver, flashlight, and outlet tester. However, we uphold standards well beyond these basics, employing specialized equipment which, though is nice to use, can be costly and occasionally subject to malfunction. Despite our best efforts, equipment failures are inevitable, and we retain the right to proceed with inspections even if a tool requires servicing. But not matter what, you are going to get a great home inspection, every time.
Repairing equipment is a time-consuming process, meaning some inspections may need to proceed without all our specialized gear. Regrettably, we cannot guarantee a return visit once the equipment is repaired, as accommodating such delays within our schedule is often impractical. For instance, if our “Zip Level” requires calibration and spends two weeks in the shop, rescheduling fifteen inspections becomes unfeasible and we regret this inconvenience. The same holds true for return trips if you want rain on your home inspection or if you want clear skies. Even though our owner is a meteorologist, he can’t control the weather. But with over 15 years as a property inspector, he’s got your back with structural problems and even hydrologic issues, which is generally why the structural problems exist.
In any case, with rare equipment concerns or inclement weather, we are still capable of conducting a thorough and legal home inspection in accordance with SBHI guidelines. However, as a gesture of professional courtesy, we may offer a slight discount or substitute another service at no additional cost for your property inspection if anything goes wrong.
