Wood rot on the floor sheathing isn’t hard to spot. Pictured you can see all the water staining around the lead to cast iron pipe coming from the toilet. It’s extensive. You can see different levels of floor sheathing that was installed over the years, which is an indication that some of the wood is rotted. The extensive water staining is another clue that wood rot is present. This raised foundation in New Orleans is on a home over 100 years old. Combine all these variables and the likelihood of wood rot is high. I didn’t even bother to waste the time to go up and probe the wood for absolute proof of rot. I’ve done that enough over the last 12 years since I’ve been in business. I just took a picture and chalked it up as wood rot on the floor sheathing in the home inspection report.
